Florida home sellers typically pay the real estate commission, documentary stamp tax on the deed at $0.70 per $100 of the sale price, their mortgage payoff, prorated property taxes and HOA dues, and in many counties the owner’s title insurance policy.
Who pays for owner’s title insurance in Florida?
It depends on county custom and your contract. In many counties the seller customarily pays, and in others the buyer does. Always confirm it in your contract before you sign.
What is a net sheet?
A net sheet estimates what you walk away with after all costs. I give every seller a written net sheet before they accept an offer, and update it if repairs or credits change.
What other costs can come up?
Agreed repairs, buyer credits, association transfer or estoppel fees, and any liens or unpaid code fines found by title. Telling me early about unpermitted work or old liens avoids surprises.
