Most financed home purchases in Florida close about 30 to 45 days after the Effective Date, the day the last party signs and delivers the contract. Cash purchases can close faster. Your contract sets the exact closing date.
What happens between accepted offer and keys?
Every deadline counts from the Effective Date. Within days you pay your earnest money deposit, then your inspection period runs. During that period you can inspect the home and, under the standard Florida As Is contract, cancel for any reason with your deposit returned by giving written notice before it ends. After that comes insurance, the appraisal and loan approval, the title commitment, any HOA or condo approval, and finally clear to close.
What can make closing take longer?
Low appraisals, slow insurance quotes, title issues, association approvals and lender document delays cause most delays. Not changing jobs or opening new credit before closing protects your loan approval.
The 3 business day rule
Your lender must deliver the Closing Disclosure at least 3 business days before closing. Some changes restart that clock, so surprises late in the process can push your date.
How do I keep it on track?
I put every deadline on a calendar with a reminder 48 hours ahead and send you an Important Dates sheet the day your offer is accepted, so you always know what is due next.
