What Happens During the Inspection Period When Buying a Home in Florida?

During the inspection period in a standard Florida As Is contract, you can have the home inspected and cancel for any reason by giving written notice before the period ends. If you cancel in time, your deposit is returned. Check your contract for the exact number of days, because it is negotiated and often falls between 10 and 15 days.

Which inspections should South Florida buyers order?

A general home inspection is the baseline. Most South Florida buyers also add a wind mitigation inspection, a 4-point inspection, a termite (WDO) inspection, and a roof inspection when the roof is older. A sewer scope or septic inspection is smart on many homes. Insurance companies often ask for the wind mitigation and 4-point reports.

What are my options after the inspection?

You can accept the home as is, ask for repairs, ask for a credit, or cancel. I help you decide based on cost, risk and what the market will bear.

What if the deadline falls on a weekend?

Deadlines that land on a weekend or holiday roll to the next business day, but I never plan to the last minute. Every deadline goes on a calendar with a reminder 48 hours ahead.
